At Impais, in collaboration with FCC Construcción, we are honored to participate in the rehabilitation and transformation of the old Legazpi Fruit and Vegetable Market, an emblematic Madrid building that will become the new administrative headquarters of the Madrid City Council.

An icon of Madrid's rationalism

Built between 1926 and 1935, the Legazpi Fruit and Vegetable Market is a representative work of Madrid rationalism. Designed by the architects Luis Bellido González and Francisco Javier Ferrero Llusiá, together with the engineer José A. Peña Boeuf, the building stands out for its reinforced concrete structure and its triangular floor plan, which occupies an area of approximately 35,000 m². This market was one of the first in Madrid to use reinforced concrete on a large scale, which gives it significant architectural and heritage value.

The market operated as a wholesale distribution center until 1983, when its activities were transferred to Mercamadrid. Since then, the building has had various municipal uses, including warehouses and offices, but has remained largely underutilized.

Rehabilitation and Reuse: A City Project

The current project aims to revitalize this historic space, adapting it to the contemporary needs of the municipal administration. The intervention contemplates the creation of more than 23,000 m² of office space, which will house approximately 2,500 municipal workers. It will also incorporate three public facilities and a subway parking lot with 300 parking spaces. The total built area will exceed 50,000 m², including two basements under the building's central plaza.

This transformation will allow the Madrid City Council to centralize its services, improving operational efficiency and generating an estimated savings of 14.7 million euros per year in rent. The refurbishment is also expected to boost the revitalization of the Arganzuela district, in line with other urban development initiatives in the area.

Commitment to Heritage Conservation

The rehabilitation of the Legazpi Market is being carried out with a deep respect for its heritage value. The building, protected for its historical and architectural relevance, requires a specialized technical intervention that guarantees the conservation of its original reinforced concrete structure, while adapting it to the new administrative uses.
