Our hotel division is one of the most relevant categories for the company, due to the extensive experience we have accumulated over the last 30 years and the level and relevance of the projects developed. From luxury and Grand Luxury hotels in the best locations, to the rehabilitation of legendary hotels that are icons of our country, to the most innovative and flexible concepts.
It is the latter that we have been working on in the Community of Madrid for some years now: the medium-stay coliving hotels.
But what are hotel coliving, or also called apartment hotels?
If we go to the origin of the term, coliving is an extension of the coworking concept, but it also allows to live at affordable prices by sharing spaces, with the aim of enhancing interpersonal relationships of residents. A coworking adapted to a more personal level.
A very specific leasing business niche that mixes concepts drawn from mid-stay rentals, student residences and hotel uses.
The concept was born in Silicon Valley, in the San Francisco Bay Area in California, home to many emerging and global technology companies. It was here that, due to the shortage of housing, buildings began to proliferate in which tenants shared common areas and hobbies.
In this type of asset, the location and the price €/m2 are no longer the only important factors for the tenant, giving special importance to the experience and the community.
A hotel coliving is a model that offers affordable and flexible rentals that constitute a housing offer for an increasingly dynamic society that does not find satisfactory alternatives in the traditional real estate market.
More than 3500 units in Madrid
Together with Momentum Real State, Ferrovial and SANJOSE, we have developed and are developing several unique projects in the Community of Madrid that optimize the concept of coliving, taking mid-stay living to another level of experience and comfort.
This is the case of the recently inaugurated Fractal Rivas-Vaciamadrid :
Fractal Rivas is a state-of-the-art complex that offers flexible rentals. This complex, built on a 25,000 square meter plot, has numerous spaces where residents can live together and interact: a coworking space, swimming pool, gym, cafeteria and a small supermarket; and, in the center, a 'main square'. Even the terrace is designed to become a space where relationships can be forged among the residents, with a barbecue, garden areas and chill-out spaces.
847 rooms distributed among 521 studios, 170 junior suites and 156 senior suites make Fractal a great innovative concept in Spain, inaugurated in 2022 by Ferrovial Construction.
Another example is Stay Valdebebas:
This project has an area of 5,595 m2 and a total buildable area of 21,401 m2. The large building is developed on two floors below ground level for parking and technical rooms and a maximum of 14 floors where the 520 accommodations are located.
It is configured by means of an open perimeter block in the shape of a ́U ́ that houses an open courtyard where landscaped areas, a sports court and a swimming pool are located. The building, developed by SANJOSE, seeks to distinguish itself and become a reference of sustainability by implementing the Breeam criteria.
In addition, we are working on 1137 units in San Sebastián de los Reyes and another 997 in Carabanchel.
